For Khata transfer through WILL, we need to submit the registered mother deed as well

What are the documents require for BBMP khata transfer after the death of family member

Transferring the Khata of a property following the death of an owner is a critical process to ensure legal recognition of the new ownership. The Khata is an essential document issued by the Bruhat Bengaluru Mahanagara Palike (BBMP) that certifies property ownership and is necessary for property tax payments and future transactions. The procedure for transferring the Khata in the absence of a will involves several steps, as outlined below:

  1. Obtain the Death Certificate:
  • The first step is to secure the official death certificate of the deceased from the relevant municipal authority.
  1. Acquire a Family Tree Certificate:
  • This certificate, issued by the Tahsildar’s office, verifies the legal heirs of the deceased.
  • Required Documents:
    • Family Tree Affidavit on non-judicial e-stamp paper, notarized by a public notary.
    • Aadhaar cards or other identification proofs of all family members.
    • Death certificate of the deceased.
    • Recent property tax payment receipt.
  1. Prepare Necessary Documentation for Khata Transfer:
  • Documents Needed:
    • Registered Sale Deed of the property.
    • Existing Khata certificate and extract.
    • Latest property tax payment receipt.
    • Family Tree Certificate obtained from the Tahsildar.
    • No Objection Certificates (NOCs) from other legal heirs, if applicable.
    • Applicant’s Aadhaar card.
  1. Submit the eKhata Application:
  • Access the ekhata website
  • Enter mobile, OTP and capatch.
  • Search the property
  • Fill out the application form with accurate property
  • Upload the required documents in the specified formats.
  • Electronically sign the application using Aadhaar-based OTP verification.
  1. Pay Applicable Fees:

Upon approval of the application, pay the prescribed fee and download the ekhata

After how many days will it be available to download khata online if approved?

Khata is available forever to download once the application is approved and BBMP payment.

Following are the steps to be followed once the khata application is approved

Step 1: Pay your BBMP charges at your nearest Bangaloreone center, it will take 1 day to reflect payment status on Sakala website. 

Make sure that you retain this payment receipt. The payment receipt looks like below images. 

Step 2; BBMP uploads the khata certificate and extracts within 7 working days from the day of BBMP payment. This uploaded certificate will be in your Sakala account forever to download and there is no time limit.

Generally, BBMP uploads only khata certificate and not extract. It is wise to visit the BBMP office and collect hard copy of your khata certificate and extract. It’s very important to carry the payment receipt to BBMP to collect hard copy of khata. 

You may discard the payment receipt once after collection of hard copy of khata certificate & extract from BBMP.

Is the BBMP Khata extract and Khata certificate the same?

The Khata extract and Khata certificate are not same, they are different

The khata extract and Khata certificate are documents provided by BBMP to the property owner to assess the property’s taxes.

Khata Certificate:
The Khata certificate is a document that identifies the ownership of a property. It is provided to a taxpayer for registering a new property and transferring of resale property. Khata certificate is mandatory for availing the various amenities like water, electricity, trade license, building license, etc.

Khata Extract:

The extract specifies information connected with the size of the property, location of the property, built-up area of the property, purpose of utilization, annual value, etc.

How do I reapply for a BBMP Khata certificate and extract?

Let me give you a real example of how I reapplied for BBMP Khata certificate and extract.

I applied for my 1st khata on 21st August 2015. Now I want to sell my flat. We found the buyer and submitted the photocopy of documents to buyer’s bank for verification. Including khata certificate and extract

The bank has rejected my khata certificate and extract, as the date was not mentioned in both my khata certificate and extract.

We approached the BBMP office to incorporate the date in my old Khata certificate and extract but BBMP refused to incorporate the information in old document, instead BBMP official suggested applying for new Khata extract (reapplication).


Following are the documents require for reapplication

  • Photocopy of old khata certificate and extract (refer above images)
  • Tax paid receipt (current financial year)
  • Requestion letter (shared the mock below for your reference)

BBMP officials may demand the reapplication fee of Rs. 100

Your khata certificate and extract should be ready within 15 days of submitting the above document and required fee.
