What is Khata Number in the Sale Deed Document?

When dealing with property transactions in Karnataka, one of the most important details you will come across is the Khata number. Buyers, sellers, and property owners should have a clear understanding of what it means and why it must be included in the sale deed.


WHAT IS A KHATA?

A Khata is a legal account maintained by the municipal authority (such as BBMP in Bangalore) for every property within its jurisdiction. It serves as an official property record and is primarily used for property tax assessment.

The Khata document typically contains:

  • Name of the property owner
  • Property address
  • Property size and dimensions
  • Classification of property (residential or commercial)
  • Purpose of use (self-occupied or investment)
  • Estimated property tax liability

WHAT IS A KHATA NUMBER?

Each Khata issued by the municipality carries a unique identification number, known as the Khata number. This number allows the municipal authority to track and manage details related to the property, such as ownership, location, size, and tax payments.

For example, in a Khata certificate, the Khata number will be clearly mentioned. (In the sample certificate shown below, we have highlighted the Khata number for easy reference.)

WHY IS KHATA NUMBER MENTIONED IN A SALE DEED?

When a property is sold, it is mandatory to record the Khata number in the sale deed. This ensures that the buyer, seller, and municipal authority have a clear reference to the property’s official municipal records.

The Khata number is generally mentioned in the schedule of property section within the sale deed.

Including the number establishes a transparent link between the property’s municipal records and its ownership transfer.

With the introduction of the e-Khata system, it has now become mandatory to mention the 10-digit e-Khata number in the sale deed. This digitized system ensures accuracy, avoids duplication, and makes municipal records more transparent.

1. Is the Khata number and PID number the same?

No. The Khata number is an identification number given in the Khata certificate, while the PID (Property Identification Number) is generated for property tax payment purposes. Both are important but serve different purposes.

2. Can a property be registered without a Khata number?

No. The Khata (or e-Khata) number is mandatory during property registration. Without it, the property cannot be properly recorded in municipal records.

3. Where is the Khata number mentioned in the sale deed?

The Khata number is usually mentioned in the schedule of property section of the sale deed, where property details such as size, location, and boundaries are described.

4. Is the e-Khata number different from the old Khata number?

Yes. The traditional Khata number was alphanumeric and varied across localities. The new e-Khata system issues a standardized 10-digit number, which is now mandatory to be mentioned in sale deeds.

5. How do I find my Khata number?

You can find your Khata number in your Khata certificate or e-Khata extract issued by the municipal authority. It is generally printed on the top of the document.
