Is Khata necessary for the registration of Sale Deed in Bangalore?

Khata is an important property document that validates the property descriptions and ownership of a property

Khata consists of the following information:

  • Property Identification Number (PID)
  • Property descriptions such as Flat number, Apartment name, village name, boundaries, and measurement
  • Ownership name and photo
  • Property photo

Khata looks like the image below

In the above image, we highlighted 18-digit property identification number (PID). This 18-digit PID number is what we need to enter on Kaveri Online Services to search property. It means when we enter PID Number, the property descriptions such as Ownership Name, Flat Number, Khata Number, Survey Number, Boundaries and measurement automatically appear

In the below image, we highlighted the place where we should enter the PID Number on the Kaveri website

Below is the image of property descriptions that appeared automatically when we clicked on the Search button in the above image

After the above property search, we applied for the registration of Sale Deed and registered the property in Sub-Registrar office


My understanding is that Khata and property registration are interlinked which is why Khata is necessary for the registration of Sale Deed
