My Experience: Registering a Rectification Deed in Bangalore
To explain this process better, let me share my personal experience.
We registered a Sale Deed on 12-12-2022 at the Rajajinagar Sub-Registrar Office, Bangalore.
Later, we noticed the following mistakes in the registered deed:
- The Aadhaar number of the consent witness was entered incorrectly
- Khata certificate number was entered incorrectly
- Property schedule measurement was entered incorrectly
To correct these errors, we registered a Rectification Deed on 29-12-2022 at the same sub-registrar office.
STEPS TO REGISTER A RECTIFICATION DEED IN KARNATAKA
The process involves three simple steps:
Step 1: Drafting the Rectification Deed
- Prepare the draft of the Rectification Deed in Word format.
- Ensure all corrections are clearly mentioned with reference to the original Sale Deed.
- Print the final draft on document paper for registration.
Step 2: Payment of Government Fees
We paid the following fees through the Kaveri Online Services portal and booked an appointment for registration:
- Stamp Duty: Rs.1,000
- Registration Fee: Rs.200
- Scanning Fee: Rs. 35 per page (Edit on 22-08-2025: The scanning fee is Rs.50 per page)
Step 3: Registration at Sub-Registrar Office
The following documents were required:
- Application summary report
- Stamp duty transaction receipt
- Printed Rectification Deed (to be registered)
- PAN and Aadhaar of seller & buyer
At the registration counter, the presenter submitted the documents.
- Buyer, seller, and two witnesses signed the Rectification Deed
- Biometric thumb impressions, webcam photos, and OTP verification were completed
Once completed, we received the registered Rectification Deed. Refer to below image
Verification in Encumbrance Certificate (EC)
After registration, we extracted the Encumbrance Certificate (EC) index.
- Row No. 1: Rectification Deed entry
- Row No. 2: Sale Deed entry
Both entries were reflected in the EC, confirming that the Rectification Deed was successfully registered.
