How to Make Corrections in a Registered Sale Deed

If you have discovered errors in your registered Sale Deed, you can rectify them legally by executing a supplementary document known as a Rectification Deed. This deed is registered in the same sub-registrar office where the original Sale Deed was registered.

Below, I share a real-life example and walk you through the exact steps we followed to make corrections in a registered Sale Deed.


Our Real Case Example

We registered a Sale Deed on 12-12-2022 at the Rajajinagar Sub-Registrar Office, Bangalore. After registration, we identified the following errors:

  • Incorrect Aadhaar number of the consent witness
  • Wrong Khata certificate number
  • Incorrect property measurements mentioned in the schedule

To address these mistakes, we executed and registered a Rectification Deed on 29-12-2022, again at the Rajajinagar Sub-Registrar Office.


Steps to Register a Rectification Deed

We followed a straightforward 3-step process:

Step 1: Drafting the Rectification Deed

We first prepared a draft of the Rectification Deed in a Word document format. The draft clearly stated the corrections to be made with reference to the original Sale Deed. Once finalized, we printed the draft on document paper for registration purposes. A draft looks like below image


Step 2: Payment of Government Fees

We paid the applicable government fees on the K2 website as follows:

  • Stamp Duty: ₹200
  • Registration Fee: ₹200
  • Scanning Charges: ₹35 per page

Step 3: Registration at the Sub-Registrar Office

  • We carried the following documents to the sub-registrar office:
  • Original Sale Deed
  • Latest Property Tax Paid Receipt
  • Government Fee Payment Receipt (K2 Challan)
  • Printed Rectification Deed for registration
  • PAN and Aadhaar cards of both buyer and seller

At the sub-registrar office, the officer verified all documents. Upon successful verification, the buyer, seller, and two witnesses signed the Rectification Deed. Biometric thumb impressions, webcam photographs, and OTP authentication were also completed as part of the process.

Post-Registration Verification: Encumbrance Certificate (EC)

After registration, we extracted the updated Encumbrance Certificate (EC). The EC reflected two entries:

  • Row 1: Rectification Deed
  • Row 2: Original Sale Deed

This confirmed that both the original Sale Deed and the Rectification Deed were successfully recorded in the property records.
