Can I buy a property in Banglore and register in Kerala?

Stamping and registration is a state matter, one cannot buy a property in Bangalore and register in Kerala.

Stamp duty and registration costs are paid to the same state where the property is located. In your case, if you buy a property in Bangalore, you have to register a property within the District jurisdiction of the property located. (Register within Bangalore)

Consider issuing POWER OF ATTORNEY if you have geographical, time, or health constraints to travel to Bangalore and register the property

Power of Attorney (POA) can be registered in Kerala and sent the POA to your attorney holder in Bangalore, your attorney holder can register the property in Bangalore without your presence.

We provide end-to-end assistance to execute POA. To opt for our service, please write to us pgnproperties@gmail.com or Whatsapp to +91-97424 79020.

How do we calculate the stamp duty and registration charges of property in Bangalore?

Stamp Duty and Registration charges of property in Bangalore are auto-calculated on Kaveri Online Services

When we submit an application on Kaveri Online Services for property registration, your Stamp Duty and Registration charges are auto-calculated based on the consideration amount or guidance value, whichever is higher

Below is the calculation formula.

  1. Stamp duty: 5% of consideration amount
  2. Surcharge: 0.1% of consideration amount
  3. Cess Value: 0.5% of consideration amount
  4. Total Stamp Duty = stamp duty + Surcharge + Cess value
  5. Total Registration Fees: 1% of consideration amount

Using the above formula, we made a mock calculation based on my consideration price of Rs. 83 lakh.

  1. Stamp duty: 5% of consideration amount – Rs. 83,00,000 X5% = 4,15,000/-
  2. Surcharge: 0.1% of consideration amount – Rs.83,00,000 X 1% = 8,300/-
  3. Cess Value: 0.5% of consideration amount – Rs. 83,00,000 X0.5% =41,500/-
  4. Total Stamp Duty is Rs. 4,15,000+8300+14500 = 4,64,800/-
  5. Total Registration Fees: 1% of consideration amount – Rs.83,00,000 X 1% = 83,000/-

Additional information:

At the time of sale deed registration, you can offset the surcharge of 0.1% of consideration value if Stamp Duty is paid for “Sale Agreement”.

We provide end-to-end assistance for sale agreement and sale deed registration. To opt for our service, please write to us pgnproperties@gmail.com or WhatsApp to +91 – 97424 79020.
