UNDERSTANDING THE IMPORTANCE OF A SALE DEED
A sale deed is one of the most important documents in a real estate transaction. It is the legal proof of ownership transfer from the seller to the buyer and must be drafted precisely. Hence, the review process is traditionally handled by experienced legal professionals. However, AI is now emerging as a powerful assistance in this domain.
OUR AI EXPERIMENT:
We recently drafted a Sale Deed and sought a reliable method to review it for accuracy and consistency – specifically, to compare it against the registered Sale Deed of the seller. We used AI to perform this review, and the results were both precise and insightful.
Not only did the AI identify errors, but it also provided explanations and detailed recommendations for corrections.
What was particularly impressive is that the seller’s deed was in Kannada, while the draft was in English. Despite the language difference, the AI effectively cross-referenced the content in both the documents and delivered a thorough comparative analysis.

- TITLE CONFIRMATION & OWNERSHIP CHAIN
The AI compared the crucial registration details, including
- Seller’s name
- Registration Date
- Document Number
- CD Number
- Date of Registration
- Name of the sub-registrar office where the original Deed was registered

2. PROPERTY DESCRIPTION AND MEASUREMENT
The seller originally purchased a 600 sq.ft plot in 2014 and constructed a house with a 2,400 sq.ft build-up area in 2018
The AI correctly identified this discrepancy:
- The original deed references 600 sq. ft. of land
- The draft Sale Deed references 2,400 Sq.ft of build-up area.
The AI rightly recommended obtaining documents such as:
- Building Plan Approval
- Occupancy Certificate

3. LEGAL AND DRAFTING OBSERVATIONS
The AI flagged several key issues, including
- Terminology inconsistencies
- Incomplete payment terms
- Errors in the possession clause
- Miscellaneous drafting corrections

RECOMMENDATIONS:
Beyond the basic review, the AI recommended the inclusion of additional elements
- Building status: Construction year, approval details, and BBMP endorsement (e.g., e-khata)
- Fixtures and Fittings: Furniture and Electrical fittings, etc
- Tenancy Status: Declaration of vacant possession or existing tenancy
- Encumbrance Certificate: Mortgage or lien release certificate

This experiment showcased how AI can significantly enhance the review process of legal documents like Sale deeds. From cross-language comparison to insightful legal suggestions, AI proved to be a smart and efficient assistance.
