Is it possible to get the sale deed copy of a property that I sold few years?

Yes, it is possible to get the Sale Deed copy of a property that you sold few years ago,

Based on your name, extract the encumbrance certificate (EC).

Under your name, two transaction details reflectes in EC, they are the one you purchased and the other one you sold.

Extract the sale deed based on the registration number mentioned in EC.

For Example:

My name is Navaneeth. On 21–09-2012, I purchased a 2BHK flat in Bangalore. On 26–09-2022, I sold my 2BHK flat

One year later, I need the sale deed copy to file my income tax returns. I contacted my buyer to share the sale deed copy, but buyer already deposited the sale deed in bank for exchange of loan so we don’t have access to sale deed now. Also, I don’t remember the registration number

What is the procedure if we have lost the sale deed of our property? How do I get the original sale deed again?

Once the original sale deed is lost, cannot get the original sale deed until your find the lost sale deed. However, you can obtain certified copy of sale deed from sub-registrar office (SRO). A certified copy is not the original sale deed but the substitute for the original sale deed.

Certified copy of sale deed from SRO can be used for mortgage, subject to submission of following documents to bank

  • Certified copy of sale deed, attested by SRO
  • Identity proof (Aadhaar or passport, ID proof name should match the names in certified copy of sale deed)
  • Police complain letter
  • Newspaper clip that you lost the original sale deed (One from local language and another from English language newspaper)

Getting certified copy from SRO is quite simple and easy. You should have any one of the below details to file certified copy application.

  • Property registration number
  • Encumbrance certificate

My current home Sale Deed and the online sale deed available in Kaveri online are different. How to correct this

Make sure that you made your entries are correct in Kaveri Online Services, especially the document number, book name, name of the sub-registrar office and year of registration.

If still wrong certified copy popup instead actual copy, contact your sub-registrar office to correct the same.

Carry the following documents to sub-registrar office where you registered the property

  • Sale Deed (original)
  • Latest EC
  • Latest tax-paid receipt

Sub-registrar will do the necessary needful

How do I get a certified copy of sale deed online in Karnataka?

In Karnataka, we can get the certified copy of sale deed online only if the property is registered after 2004.

There is no online provision to obtain the certified copy if property is registered before 2004.

Log into https://kaveri.karnataka.gov.in/landing-page and apply for a certified copy of sale deed.

The following information are mandatory to apply online,

  • District where the property is located
  • Sub-Register office where the was registered
  • Document Number
  • Book Type
  • Year of Registration

What is a parent deed, and how do you obtain another copy of a lost parent deed for my land?

Parent deed is also called as Mother Deed. The parent deed traces history of ownership.

Ownership of property changes hands through a series of transactions. It is very important to trace the ownership of a property, especially when it is either being purchased, offered as a security, or court case.

Parent Deed determines ownership of a property. Tracing ownership should always begin with scrutiny of the earliest document recorded. If such documents are not made available, certified copies have to be obtained from the registering authorities. This process should not be ignored. Earlier documents are called Parent or Mother documents

Property transaction changes hands through various modes like sale, gift, partition, and inheritance. Each change of ownership has to be traced with the help of a transfer document. The sequence should be in chronological order, continuous and unbroken. Any missing link has to be carefully scrutinized by referring to the records at the registering offices. The transfer flow should be traced.

Please note that partition deed, gift deed, release deed, settlement deed, and power of attorney are not parent documents

This property was registered in Shivaji Nagar sub-registrar office, Bangalore in the year of 1995. We approached the same sub-registrar office with the following documents

  • Photocopy of Parnet Deed

We filed the application and paid the application fee of around Rs. 250. Received a call from sub-registrar in 4 working days to collect the certified copy

In fact, the registered sale deeds are public records. All the sale deeds are stored in government server and it’s open for government officials like registrar, court, and public to access the copy.

Anyone can access any registred sale deed with the following information
