When buying, selling, or handling property-related applications such as e-khata or property transfers, many individuals find themselves overwhelmed by the technical jargon in real estate documents. Terms like SAS Number, Registration Number, EC Number, Khata Number, and various application references can be confusing, especially for those unfamiliar with legal and administrative processes. As a result, most people rely heavily on real estate agents or legal professionals to navigate these complexities.

A PRACTICAL DEMONSTRATION: USING AI FOR AN E-KHATA APPLICATION

To illustrate how AI can simplify the process, let me walk you through an example involving an e-Khata application, which typically requires the following details:

  • Property Tax Application Number
  • Registered Deed number
  • Geo Location and Building photo
  • EC (Encumbrance Certificate) Reference Number
  • BESCOM Account ID

Although this information exists within various property documents, many individuals struggle to locate it accurately. This is where AI proves invaluable.


HOW AI ASSISTS IN EXTRACTING INFORMATION

I uploaded several property-related documents, including the Sale Deed, Property Tax Receipt, Encumbrance Certificate, and BESCOM Bill, into the AI system. Refer to the uploaded image below

Here is how AI simplified the process:


1. PROPERTY TAX APPLICATION NUMBER

As shown in the e-khata application, the “10-digit Property tax application number” is a required field, which is highlighted in the image for reference

With a simple prompt, the AI quickly identified and highlighted this number from the uploaded documents. (Refer to the image below)


2. REGISTRATION NUMBER

Another required field is the Registration Number, which is highlighted in the image below for your reference.

Again, the AI accurately extracted this data from the Sale Deed, saving time and effort. (Refer to the image below)


3. GEO-LOCATION AND BUILDING PHOTO

We asked the AI to detect the geographic coordinates and the building photo of the property (my property is an apartment and not the individual building). The information was retrieved promptly and displayed clearly. See image below


4. EC APPLICATION REFERENCE NUMBER

The Encumberance Certificate reference number was retrieved with a simple prompt. See the image below


5. BESCOM 10-DIGIT ACCOUNT ID

The AI also accurately extracted the electricity account number from the BESCOM bill. Refer to the image below


6. MISCELLANEOUS PROPERTY DETAILS

In addition to the above, the AI efficiently extracted additional information, including:

  • Flat Number
  • Block
  • Floor
  • Undivided Land Share

WHY AI IS A GAME-CHANGER FOR REAL ESTATE DOCUMENTATION

Despite the poor quality of my Sale Deed scan, the AI was able to accurately read and extract all relevant data.
