A gift deed is a document that records the act of giving a gift and is executed between the donor (the person giving the gift) and the donee (person receiving the gift)

1. Documents (require to register GIFT DEED)

2. Drafting: Prepare a gift deed draft in word format, a draft looks like below image
3. Government charges:
Government charges for blood relatives irrespective of property value
- Stamp Duty: Rs. 5000
- Registration fee: Rs. 1000
- Cess: Rs 500
- Scanning Rs. 35 per page
Government charges for non-blood relatives, the below % is based on guidance value.
- Stamp Duty & Surcharge : 5.1%
- Registration fee: 1%
- Cess : 0.5%
- Scanning; Rs. 35 per page
Note:
- Every property in India has guidance value that the revenue department of your locality fixes, the guidance value is minimum amount for which a property can be registered in a particular locality
- Get the guidance value of your property in your area registrar’s office.
- Guidance value, Government value and circle rate are referred to same
- The following people come under blood relative category
- Father
- Mother
- Brother
- Sister
- Husband
- Wife
- Son/Daughter
- Uncle, cousin, nephew, in-laws doesn’t come under blood relative category
4. Payment of government charges:
The government charges are paid online on Kaveri Online Services,

5. REGISTRATION:
Step 1: We need following to submit the Gift Deed application on Kaveri Online Services
- Donor’s registered deed
- ekhata
- Current financial year tax paid receipt
- Donor’s Aadhar
- Donee’s Aadhar
- Printed GIFT DEED for registration (to be registered)
- Active mobile phone to receive OTP
Submit the application on Kaveri Online service, the application approves within 2-3 working days, pay the government fee and book the registration slot
Step 2: As per your registration slot, carry the following to sub-registrar office
- Application summary report
- Donor and Donee Aadhaat
- Two witnesses and their Aadhaar
Step 3: The chamber officer verifies above-listed document
Step 4: The donor, donee and two witnesses sits in front of registration counter for photo, thumb impression and gets Aadhar-based OTP authentication.
Step 5: Registering officer Handover the registered gift deed to presenter (Donor or Donee).
