Drafting a sale deed can be a daunting task, especially if you are not familiar with legal documentation. Fortunately, advancements in AI have made this process more accessible, efficient and cost-effective. In this blog, I will walk you through the steps to draft a Sale Deed using AI, share my experience with tools like ChatGPT and Deepseek, Grok and provide tips to ensure accuracy.
UNDERSTANDING THE STRUCTURE OF A SALE DEED
Before diving into AI drafting, it is essential to understand the structure of Sale Deed. This knowledge will help you review and validate the AI-generated draft. A typical sale deed includes the following section:
- Title: Clearly states that the document is a “Sale Deed”
- Execution Date and Place: The date and location where the deed is executed
- Parties Involved: Names, Ages, and address of the Buyer & Seller
- Transaction History: Details of past ownership, including the sub-registrar office name where the property was registered, Book number, document number, year of registration, and date of registration
- Consideration Amount: The total sale price of the property
- Payment Terms Mode of payment, Date of payment, transaction reference numbers and any installment details.
- Terms & Conditions: Clauses related to encumbrance, indemnity, possession delivery, cancellation, and dispute resolution
- Property Schedule: Detailed description of the property, including flat number, block, apartment name, village, taluk, hobli, measurement, ekhata number and boundaries
- Signatures: Signature of the Seller, Buyer, and two witnesses

DOCUMENTS REQUIRED FOR DRAFTING A SALE DEED USING AI
To draft a Sale Deed using AI, you will need the following documents:
- Seller’s Registered Deed: The document through which the seller acquired the property.
- Property Tax Receipt: Proof of tax payment for the property
- ekhata: A legal document that records property details and ownership
- Seller’s ID Proof: Government-issued identification (Eg: Aadhaar, PAN, or Passport)
- Buyer’s ID Proof: Same as above
- Two witnesses’ ID Proof: Government-issued identification (Eg: Aadhaar)
- Sale Deed Template: A standard format to guide the AI
ORGANIZING YOUR FILES FOR AI DRAFTING:
Proper file organization is crucial for seamless AI drafting. Follow the below steps:
- Combine Pages: Merge all pages of the sale deed into a single PDF instead of uploading individual pages
- Unlock Protected Files: If your ekhata or other documents are password-protected, unlock them before uploading. (multiple online tools are available to unlock the protected files)
- Optimize File Size: Ensure the file size is minimal without compromising readability (overall file size should not exceed 20MB)
- Name Files Clearly: Use descriptive file names

USING AI TOOLS FOR DRAFTING:
We did the following steps to draft a Sale Deed using AI
Step 1: Upload Documents:
Initially, we used the ChatGPT. We uploaded the Seller’s Registred Deed, Tax receipt, ekhata, ID Proofs, and Sale Deed Template. Refer to the below image

Step 2: Provide instructions:
I instructed the AI to draft an Absolute Sale Deed and follow the format in the provided template. Refer to my instructions in the below image

Step 3: Review the AI-Generated Draft
First and foremost, I am impressed by how AI efficiently extracts data from documents and integrates it into the draft in the right place.

Deepseek Drafting:
We also experimented with Deepseek’s drafting capabilities, and I must say, I am even more impressed. Deepseek not only extracted the data from the documents and seamlessly integrated it into the draft but also maintained the structure exactly as per the template. My template spans 8 pages, and Deepseek maintained the same length and detail. In contrast, while ChatGPT covered all the key points, it condensed the draft to 3–4 pages, which didn’t meet my need for a comprehensive and detailed draft.

We also experimented with the Grok model and this model is not processing multiple files at the same time. However, this model is great for draft analysis and reasoning

MY LEARNINGS:
- Efficiency: Drafting a Sale Deed using AI is significantly faster and more cost-effective than manual drafting
- Accuracy: While AI tools like Deepseek and ChatGPT are impressive, they are not perfect. I had to manually correct a few errors, such as misplaced clauses and formatting issues.
- Accessibility: AI tools make legal drafting accessible to non-professionals, but they should be used as a starting point rather than a final registration
