Yes, it is absolutely possible to register a Power of Attorney (POA) in Karnataka, even if your identification documents—such as Aadhaar or Passport—reflect an address from a different state.
We recently completed a POA registration in Bangalore for a client whose identification documents carried a Kolkata address. This included both the Aadhaar and the Passport.
Since the property located in Doddaballapur, we opted to register the POA at the Doddaballapur Sub-Registrar Office in Bangalore Rural. However, it is important to note that POA registration is not restricted to the jurisdiction of the property. In Karnataka, you may register a POA at any sub-registrar office of your choice.
In our particular case, both the principal (the person granting the POA) and the attorney (the person receiving the POA) had identification documents with a Kolkata address. The POA was successfully registered in Bangalore without any issues.
For clarity, we have included a registered POA document below where the out-of-state address is clearly indicated.
Note: The registration fee and procedure remain the same regardless of the address mentioned in the identification proof.

process of making a Power of Attorney in Karnataka
Power of Attorney (POA) is a legal document that authorizes an individual (referred to as the “Attorney” or “Agent”) to act on behalf of another person (the “Principal”) in property-related matters.
In Karnataka, two primary types of Power of Attorney can be executed
Notarized Power of Attorney
Registered Power of Attorney
Each type serves different purposes and involves distinct procedures and costs. Below is the detailed breakdown of both.
NOTARIZED POWER OF ATTORNEY
A notarized POA is authenticated by a notary public, who verifies the content of the Power of Attorney, the signatures, and the identity of the parties involved. Upon the verification, the Notary Public attests the POA.
PROCEDURE:
Follow these steps to execute a notarized POA:
Draft the Power of Attorney in a Word document
Purchase a non-judicial e-stamp paper (available at the co-operative bank, near the sub-registrar office, or authorized stamp vendors)
Print the draft on e-stamp paper. Use A4-size bond paper for additional pages
Visit the nearest Notary Public with the following documents:
The Printed Power of Attorney
Government-issued identification proof (e.g., Aadhaar, Passport) of both the Principal and Attorney,
Two witnesses (along with their ID proofs)
Notary Public will verify the documents, including the POA, Identity proofs, and the signature of the parties
Notary Public attests the Power of Attorney
COST BREAKDOWN
Stamp Duty: Rs. 500
Vendor processing fee Rs. 50
Paper and printing cost Rs. 50 (approx.)
Notary Fee Rs. 250 (Approx.)
The Total Cost is Rs. 850
USE CASES:
Ideal for banking purposes, such as collecting property documents from a bank after the closure of a home loan
Not valid for property transactions, such as buying, selling, or gifting at the sub-registrar’s office
A notarized Power of Attorney looks like the image below:
NOTARIZED POWER OF ATTORNEY
REGISTERED POWER OF ATTORNEY
A Registered Power of Attorney executed at the sub-registrar’s office and officially recorded in the registrar’s database. The registered POA is mandatory for property-related transactions in the sub-registrar’s office.
PROCEDURE:
To register a Power of Attorney, follow these steps:
Draft the Power of Attorney in a Word document
Print the Draft on Document paper
Principal, Attorney, and two witnesses sign the POA
The Stamp Duty and Registration fees are fixed irrespective of property value.
We can register at any sub-registrar office and are not restricted to the property jurisdiction. It means you can choose the nearest sub-registrar office
The above cost is based on a General Power of Attorney (GPA) where a husband authorized his wife to purchase a property. This GPA consists of 6 pages. Refer to the GPA Image below
USE CASES:
Suitable and required for property transactions such as buying, selling, gifting, or relinquishment registration at the sub-registrar office
CONCLUSION
Understanding the difference between a Notarized and Registered Power of Attorney is crucial, especially when dealing with property-related matters. While a Notarized POA is simpler and more cost-effective for non-property purposes such as banking or document collection, a Registered POA is mandatory for any real estate transactions.
Selling a property in Bangalore while being physically absent can be challenging. However, a Power of Attorney (POA) allows you to authorize a trusted individual to handle the sale on your behalf. Traditionally, drafting a POA was a time-consuming and complex process, but with advancements in Artificial Intelligence (AI), creating a valid POA has become faster, more accessible, and accurate.
AI-powered tools simplify document drafting by ensuring accuracy, reducing errors, and saving time. Instead of spending hours manually drafting a POA, AI can generate a professionally structured document within minutes based on specific inputs.
In this guide, we outline three simple and efficient steps to:
Draft a valid POA using AI
Execution of the POA
Register the POA for a valid sale transaction
Whether you are in India or residing abroad, this AI-driven approach can help streamline the property sale process, making it hassle-free and valid.
Draft a valid POA using AI
Drafting a POA using Artificial Intelligence (AI) is an efficient and cost-effective approach. AI-powered tools significantly reduce the time required for document drafting while improving accuracy. Several AI tools, such as ChatGPT, DeepSeek, and Gemini, offer free access to basic features, including drafting, review, and reasoning a document.
When using AI to draft a POA, it is crucial to provide precise inputs to ensure the document aligns with your specific needs. For instance, we recently drafted a POA for one of our clients with the following input
Date of Execution
Parties involved (husband grants a POA to his wife)
Purpose and Jurisdiction: The attorney (wife) will register the sale deed at the sub-registrar’s office in Bangalore, collect the consideration, and hand over the possession to buyer
Property Schedule: Flat Number, Apartment Name, Hobli, Taluk, village, e-khata number, dimension and boundaries
Consideration Amount
Refer to our input in ChatGPT
By entering these inputs, AI generated a precise POA draft within a minute. Refer to the below draft
Page -1
Page -2
Page -3
After reviewing the content, we requested the AI to provide the draft in Word format for easy download and printing. Refer to our request in the below screenshot
The entire process from drafting to downloading took less than 10 minutes for us. whereas it would have taken at least 2 hours if drafted manually.
2. Execution of the POA
Once the POA draft is ready, follow these steps for execution:
Print the POA on plain paper or document paper, as required.
The principal (property owner), attorney, and two witnesses must sign the POA
3. Register the POA for a valid sale transaction
To make the POA valid for a sale transaction, it must be registered at the sub-registrar’s office. Follow these steps:
Scan the signed POA document
Download the latest Aadhaar copy of all parties and witnesses
Submit the application on Kaveri Online Services, pay the required stamp duty, and book the registration slot.
Visit the sub-registrar’s office at the scheduled time to complete the registration process.
POA EXECUTED ABROAD
If the POA is signed outside India, the process remains the same for drafting and execution, with an additional step:
The POA must be notarized or attested by the Indian consulate in the foreign country
Upon arrival in India, the POA must be adjudicated for Stamp Duty in the District Registrar’s office in Bangalore before using it for deed registration
For example, one of our NRI clients residing in Turkey needed to sell his property in Bangalore. We generated the content for Special Power of Attorney (SPA) using AI, executed & consulate-attested the document in Turkey, and later adjudicated the Stamp Duty in Bangalore. Refer to the below SPA
Using this AI drafted SPA, we successfully completed the property sale. Refer to the below Sale Deed image
CONCLUSION:
By leveraging AI drafting, you can significantly streamline the POA process, ensuring the accuracy and saving time.

As an alternative option, we can execute a POA in abroad for property sale in India. But executing a POA in abroad costs more money, time and energy
For example: To register a POA in Bangalore cost less than Rs.1,500 and we can complete the entire process within 3 working days including drafting, appointment and registration in sub-registrar office
whereas, executing a POA in abroad cost more than Rs. 25,000 and at least 15 working days to complete the process including;
Drafting
Notary or consulate attention
Shipment to India
Adjudication in India
Additionally, you may need to travel for a long to get attention from notary or Indian consulate in abroad, especially in USA. Compared to India, it is not easy to make a power of attorney in abroad because of the high cost, time and effort. But still, we explain the procedure to execute a POA in abroad and you can consider this as your least possible option
Follow the below steps
Step 1: Draft a POA
Step 2: Print a POA draft on A4 size normal. Affix your passport-size photo
Step 3: Carry the following documents to notary public or consulate office in your county
POA
Passport or OCI
Your country citizenship proof (if applicable)
(Please cross-verify the required documents from the notary or consulate in your country)
Meet the notary public or consulate in your county and sign the POA in front of the concerned authority
Step 4: Courier the following documents to India
POA
A request letter addressing to District Registrar’s office, signed by you

Your Self-attested ID Proofs
POA holder Aadhaar
Stamp Duty transaction receipt (The Stamp Duty is Rs. 500 per executant)
Step 6: The District Registrar’s office validates the above-listed documents and adjudicates the POA

Day 1: Draft the Power of Attorney and Submit an application for registration
Day 2: Application approval, Make Payment, and slot booking
Day 3: Register the Power of Attorney in Sub-Registrar Office
Let me share a real example of registering a Power of Attorney (POA) and its time frame:
One of my clients approached us on 12th Sep 2024 to register Power of Attorney. On the same day, we drafted the POA and submitted an application on Kaveri Online Services, we highlighted the submission date in below summary report for your reference
On 13th Sep 2024 at around 10.30 am, our application was approved. We paid the government fee of Rs. 1480/- and got the registration slot on the same day at 2.30 pm. Refer to the below slot confirmation
We registered the Power of Attorney and we highlighted the date of registration in below image
We submitted the application on 12th Sep and completed the registration on 13th Sep. It means we completed the process within 2 working days
Approval and slot availability are major challenges, if we get a slot on the same day of approval, we can complete the process within 2 working days or it extends by one additional day

A notarized power of attorney is accepted for executing a Sale Deed if the Power of Attorney originates from abroad.
For Example: My client Mr.Arun and his wife Mrs. Shetal live in Australia. They jointly own a 2BHK flat in Bangalore. They decided to sell their flat using a Special Power of Attorney (SPOA)
They executed a “Special Power of Attorney” before Notary public in Australia. We highlighted the notary attestation in below SPOA for your reference
Using the above SPOA, we executed the Sale Deed at the sub registrar’s office in Bangalore. We highlighted the SPOA description in the Sale Deed below for your reference
Most of the sub-registrar offices do not accept the Power of Attorney executed before Notary public in India to register Sale Deed
For Example: one of my clients wishes to sell his property in Bangalore; he is a resident of Mysore. At the time of Sale Deed Registration, he will not be in India; instead, he will be in New Jersey, USA.
He granted his brother General Power of Attorney (GPA) to register a sale deed. Before departing the country, he executed the GPA on Rs. 200 non-judicial e-stamp paper before notary public in Mysore. Refer to the below GPA image
Now, the sub-registrar rejected the above GPA for the registration of Sale Deed. We highlighted the remark in the below image, which says “Not upload proper POA”. This means the sub-registrar requests us to upload the registered Power of Attorney.
My client would have registered the GPA at the sub-registrar office in Mysore instead of notary attestation, it would have cost him less than one thousand rupees to register a GPA in Mysore. Now we are working on the GPA in New Jersey, It is costing him $250 for notary and $50 for shipment which is around INR 25,000 in Indian currency.
My client would have avoided this hefty expense if he had registered the GPA instead of notary in India.
The Registered GPA looked like the image below; we registered this GPA for another client at JP Nagar sub-registrar office.

Once the home loan is paid off, the bank will send a loan closure letter to your registered email ID
The loan closure letter looks like the below image
In the same email, tell the bank that you live abroad and want to use a Power Of Attorney (POA) to collect property documents.
Please note the below mock response to the bank:
The bank will schedule a time to collect property documents and send an email with a POA format; typically, the bank provides an appointment within 15 working days
For example: The appointment date for document collection would be August 16th if the bank had issued an email confirming the appointment on August 1st.
Though the appointment date is August 16th, most banks allow for an additional 30 working days as buffer time
You should not panic if you miss the appointment date. In some countries, obtaining the POA within 15 working days can be challenging, which is why we mentioned the buffer period.
We are sharing the approximate timeline and process for carrying out the POA from abroad:
Day 1:
The bank emails a POA in Word document format. The POA’s majority of terms remain the same; we only need to add necessary details like;
Name, Age, Name of Father or spouse, Residential address, Loan account number and property schedule
Print the POA draft
Affix passport-size photo
Day 2:
Book an appointment with your country’s notary public. Most of the time, notary appointments are scheduled for the same day, however in the few USA and European countries, appointments must be scheduled at least three or seven days in advance.
Let’s consider the notary appointment takes, an average of 5 working days (from day 2 to day 6)
Day 6:
Meet the notary public and sign the POA in front of Notary
Notary attest and sign the POA
Once the notary is done, send the following documents to India that same day:
POA
Two sets of Self-attested identification proofs (Passport/OCI and PAN). One for adjudication in District Registrar’s office and another for document collection in bank in India
DHL/FedEx typically delivers packages in 5–7 business days. while the majority of other shipping firms require 10–15 working days
Let us consider an average of 10 working days for shipment (from day 6 to day 16)
Day 16:
The package arrives in India. let us consider the package arrived in the afternoon
Your POA holder (the person you granted the POA) in India opens the package, affixes his/her passport-size photo, and signs the POA
Print a copy of a letter requesting a POA adjudication from the district registrar’s office. Please review the sample request letter below
Print a copy of POA holder identification proof (Aadhaar and PAN)
Day 17:
The following documents are brought to the District Registrar’s office (DRO) by the POA holder:
POA (came from abroad)
Self-attested Identification proof (came from abroad)
Request letter
Identification proof of POA holder
The DRO personnel validates the aforementioned documents and requests payment of the stamp duty (in Karnataka, we pay Rs. 500 stamp duty on the Khajane-2 website and give the DRO officer the payment challan)
Day 18:
Pick up the POA at the DRO at around 10 am (after the DRO seal and sign). Visit the bank to collect property documents that same day. Bring the following documents to the bank
Original POA
Self-attested identification proofs (both executant and POA holder)
After validating the aforementioned documents, bank staff gives the original property documents
Additionally, the bank staff will hand over the Discharge Deed/ Reconveyance Deed to remove home loan lien registered in sub-registrar office.
We completed a Power of Attorney for one of my clients in Netherlands by following the above timeline and process. Please see the POA image below:
To remove the home loan lien, we also registered the Reconveyance Deed in the sub-registrar’s office. Please see the Reconveyance image below
We assist POA and line removal services. Please write to us pgnproperties@gmail.com or WhatsApp to +91-97424-79020
We can cancel a Power of Attorney from outside India and we explained the detailed procedure below
The principal cancels the POA in various circumstances. Below are few:
Lost of Trust
Change in relationship
Change in requirement or purpose
When the purpose of the POA has come to an end
When the agent becomes insolvent or unsound mind
Gross mismanagement on agent’s part
Agent breaches the contract terms or acts beyond his/her scope of power
Procedure to cancel the Power of Attorney from abroad:
Draft the “Revocation of POA”
Print the draft on A4-size paper
Principal Sign the “Revocation of POA”
Attest the “Revocation of POA” from notary or consulate in the country you reside
Send the “Revocation of POA” to India
In India, your representative submits the below documents to Registrar’s Office for adjudication
Revocation of POA
Photocopy of POA (which you executed earlier and want to cancel now)
Photocopy of principal’s and Agent’s ID proof
The registrar’s office verifies the above documents and your representative pays the required stamp duty
The registrar’s office adjudicates the “Revocation of POA”
The Registrar’s office hands back the original “Revocation of POA” and retains the photocopy
This completes the procedure.
Let me share my experience of canceling the POA:
My client lives in Texas, USA. He owns a villa in Bangalore and he wants to sell his Villa.
Due to geographical and time constraints, my client could not look after the sale process. He granted General Power of Attorney (GPA) to his brother in India so his brother could look after the sale proceeds on his behalf.
Refer to the below GPA
After two months of exploring the market, we found a first-time home buyer whose consideration is Rs. 1.2 Cr. However, the buyer was not interested in buying through GPA. Because the buyer wants the actual owner to sign the sale deed and present biometric thumb impression in sub-registrar office for registration
The deal seemed lucrative, so we obliged the buyer’s request. We canceled the above GPA as the seller will come to India for deed registration
We followed the below procedure to cancel our GPA:
Drafted the “Revocation of GPA” in Word document
We emailed the draft to our client (who is in Texas, USA)
My client in Texas took the printout and signed
My client got notary attestation in “Revocation of GPA” in Texas
My client couriered the “Revocation of GPA” to India
In India, we submitted the following documents to the District registrar’s office for adjudication
Original “Revocation of GPA” (which came from Texas, USA)
Photocopy of GPA (which we executed 2 months ago)
Printout of Principal and agent ID proofs
Request letter addressing to District Registrar for adjudication of “Revocation of GPA”
The staff in the District registrar verified the documents and accepted them for adjudication
We paid the Stamp Duty of Rs. 500
Within the same day evening, our “Revocation of GPA” was Adjudicated and handed to us. Refer to below image
We shared the revocation copy with the buyer for his reference, Also we published it in two newspapers, one in Kannada and another in English language paper
This completes the procedure of canceling our GPA

Granting a Power of Attorney (POA) to your brother in India while residing in the USA is a structured process. Here is a step-by-step guide to help you navigate it smoothly:
STEP 1: DRAFT THE POA
Prepare the POA document in Microsoft Word format, clearly outlining the powers being granted to your brother.
STEP 2: PRINT THE DOCUMENT
Print the drafted POA on standard A4-size paper. (There is no need to use stamp paper)
STEP 3: NOTARIZATION IN THE USA
Visit a licensed Notary Public near your location.
Sign the POA document in the presence of the Notary.
The Notary will affix their seal and signature to authenticate the document.
STEP 4: SENDING THE POA TO INDIA
Courier the notarized POA document to your brother in India through a reliable postal or courier service.
STEP 5: ADJUDICATION IN INDIA
Upon receiving the POA, your brother must present the following documents at the District Registrar’s Office for adjudication:
The original notarized POA.
Valid ID proofs for both you and your brother (the ID proofs must establish your relationship, typically by matching the father’s name).
Stamp duty payment receipt.
A request letter addressed to the District Registrar.
A copy of the Sale Deed (if the POA is related to selling a property).
NOTE: Adjudication must be conducted within the jurisdiction where the concerned property is located.
STEP 6: PROCESSING AT THE DISTRICT REGISTRAR’S OFFICE
The District Registrar will:
Verify the POA document, ID proofs, and stamp duty receipt.
Officially adjudicate the POA.
Upon completion, the Power of Attorney is legally recognized for use in India.
IMPORTANT NOTES:
In Karnataka, a notarized General Power of Attorney (GPA) from the USA is accepted for property transactions. Attestation from the Indian Embassy/Consulate is not mandatory. This is beneficial as embassy attestation typically involves higher costs and significant travel.
As of 28th April 2025, the stamp duty for POA adjudication in Karnataka has been revised to ₹500 (previously ₹200).
In certain other Indian states, attestation by the Indian Embassy is still mandatory, and notarized documents alone may not suffice. Always verify the current local regulations in the respective state before proceeding.
EXAMPLE CASE:
Mr. Krishna Mohan, residing in the USA, granted a Power of Attorney to his brother, Mr. Ram Mohan, for the sale of a property located in Bangalore. The relationship was clearly indicated within the POA document, helping to establish its authenticity during adjudication.
We encircled the relationship in POA below for your reference
Using the adjudicated POA, Mr. Ram Mohan successfully sold the property on behalf of his brother.
