Power of Attorney (POA)
Follow these 7 simple steps to give POA from Canada to India:
Step 1: Draft the POA in Word document
Step 2: Print the POA draft on A4 size paper
Step 3: Sign the POA (Sign on all pages)
Step 4: Get the POA attestation from public notary in Canada
Step 5: Get the POA attestation from the Consulate General of India in Canada
Step 6: Send the POA and self-attested ID proof to India (through post or courier)
Step 7: In India, adjudicate the POA in District registrar’s office, in the jurisdiction of the property
This completes the procedure
One of my client Mr. Naresh lives in Ontario, Canada. He wants to buy a 3BHK flat in Bangalore.
Mr. Naresh was not able to come to India for conveyance deed registration. Mr. Naresh decided to give POA to his father Mr. Kumar.

Note:
- You may demand the mock POA draft from builder, bank, advocate or agent. Customize your POA draft based on mock draft
- In Canada, it’s mandatory to get notary attestation before we get attention from Consulate General of India.
- Attestation on last page of POA suffice, attestation on all pages may not require.
- Attestation from Notary cost around C$ 50 per page. Attestation from Consulate General of India cost around C$28 per page
- For property located in Karnataka, attestation from notary alone suffices. Attestation from Consulate General of India is not mandatory, we mention this because it may save your cost and travel time. FYI
- For some, it may be difficult to take witnesses to Public notary. Most of the notary accepts witnesses’ presence through video call so you may get the witnesses to sign on POA before you approach the public notary.
- In India, attorney or agent presence is not mandatory in district registrar’s office for adjudication of POA. Referring to the above POA, The property located in Bangalore, Mr.Kumar (father) was living in Hyderabad. We (PGN Property Management) received the consent letter from Mr.Kumar and got the POA adjudication in District registrar’s office in Bangalore without the presence of Mr. Kumar in Bangalore. After adjudication, we couriered the POA to Hyderabad
- It takes around 24 hours to get the POA adjudication in District Registrar’s office, if we submit it today, we will receive tomorrow (excluding government holidays).
