How do I check property ownership in Bangalore online?

Extract ENCUMBRANCE CERTIFICATE (EC) and REGISTERED DEED online

We can extract the EC and registered deed based on the property owner’s name and address

For Example, let us consider the name Mr.Rahul and Address is Flat No. XXXXX, 6th Floor, Bhuvana Greens Apartment, Kasavanahalli village, Bangalore

(Mr.Rahul acquired this property from builder via registered sale deed)


First let’s extract the EC because we can locate the sale deed registration number in EC, based on the sale deed registration number, we will extract the sale deed. Follow the below steps to extract EC.

Step 1: Open the Kaveri Online services, the home page looks like below image. Here is the link to the site https://kaverionline.karnataka.gov.in/Layout/Layout

 

Step 2: Log in using your username and password. (Following information requires to create an account in Kaveri Online Services)

  • Name
  • Address
  • Mobile number, email ID, Date of Birth

After login, Click on “Online EC”. Refer to below image in circle

 

Step 3: In EC Application Details, select “Search by Party Name (Seller/Purchaser/claimant)”. refer to below image in circle

Step 4: In “Property Registration Duration”

  • In “From Date”. select earliest possible date. I selected 1st April 2004
  • In “To Date”. Select latest date. I selected 17th November 2022. Refer to below image

Step 5: In “Property Details”. As mentioned in above example, the address is Flat No. XXXXX, 6th Floor, Bhuvana Greens Apartment, Kasavanahalli village, Bangalore so are we are going to fill info based on this address

  • District – Selected Bengaluru Urban from dropdown list
  • Village Name – Entered Kasavanahalli
  • Hobli & Sub-Register Office pop-up automatically so no entry is require

Refer to the below-filled info

 

Step 6: In Party Details. Enter the name of property owner.

As mentioned in above example, the owner’s name is Mr.Rahul so we entered Rahul. Refer to below image

Select “I want to search a document” and click on “Search” button. refer to below image

In the name of Rahul, 620 people registered the property in Kasavanahalli village (highlighted the serial number in below image for your reference)

To expedite my search time, in the extracted report, we searched based on Flat No XXXXX and we zeroed the property in serial No. XXX.

We encircled the sale deed registration number in below EC extract. (we masked personal information for security reasons) Refer to below

 

As per the above EC extract, The sale deed registration number is SHV-1-XXXXX-2014–15


Before we extract the sale deed, let me give the abbreviation of sale deed number SHV-1-XXXXX-2014–15

  • SHV – Every sub-registrar office in Bangalore has short name. In our case SHV represents Shivajinagar sub-registrar office
  • 1- Book number
  • XXXXX – Document number
  • 2014–15 – Year of Registration

Follow the below steps to extract the sale deed

Step 1: Click on “Online CC”. Refer to below image

 

Step 2: As mentioned, our sale deed registration number is SHV-1-XXXXX-2014–15. We are going to enter the below info based on this sale deed number.

  • Document Type – Select “Document Registration” from dropdown
  • District – The property located in Bangalore urban so we selected “Bengaluru Urban” from dropdown list
  • Sub Registrar Office –  SHV abbreviated Shivajinagar sub-registrar office (the place where this property was registered) so we selected Shivajinagar from dropdown list
  • Document Number – Entered 5-digit document number XXXXX
  • Book Type – Selected Book-1 from dropdown list
  • Year Of Registration – Selected 2014–15 from drop dropdown list

Step 3: Click on the “Check For Signed CC” and click on “Search” button. Refer to below image

Below is the image of sale deed extract

As mentioned in our above example, property owner’s name is Mr.Rahul and Address is Flat No. XXXXX, 6th Floor, Bhuvana Greens Apartment, Kasavanahalli village, Bangalore

We encircled the owner name and property address in extracted sale deed. Refer to below images in circle

In our example, the name Mr.Rahul and property address is matching to extracted sale deed so we confirm that Mr. Rahul is the owner of the property

This completes the procedure to check the ownership online.


To check if any recent transactions in property, we extracted the FORM 15 Encumbrance certificate (EC) from sub-registrar’s office.

As per FORM 15 EC, Mr. Rahul is the property owner and there is no recent transaction in property like mortgage (MODT), sale agreement & sale deed registration with any other party. refer to the below image in circle

We extracted below encumbrance certificate in sub-registrar, just to cross-check if the property is registered or not.

In the below encumbrance certificate (EC),

Column 3 represents the date of registration, the above sale deed is registered on 20th March 2021, same date reflects in below EC

Column 5 represents the seller name, In the above sale deed, the seller name is Mr VIKEE, same name reflects in EC

Column 6 represents the buyer name, in the above sale deed, the buyer name is Mr ANAND, same name relects in below EC

Column 9 represents the registration number, the 5 digit registration number in sale deed matches to below EC.

 

In Karnataka, apply encumbrance certificate in sub-registrar office or apply online on Kaveri Online services
