Property value below Rs. 20 Lakh

  • Stamp Duty & Surcharge: 2.04%
  • Cess: 0.2%
  • Registration: 1%
  • Scanning: Rs. 35 per page
  • Affidavit: Rs. 100
  • TDS not applicable

Property value above Rs. 20 Lakh and below Rs. 45 Lakh

  • Stamp Duty & Surcharge: 3.06%
  • Cess: 0.3%
  • Registration: 1%
  • Scanning: Rs. 35 per page
  • Affidavit: Rs. 100
  • TDS not applicable

Property value above Rs. 45 Lakh

  • Stamp Duty & Surcharge: 5.1%
  • Cess: 0.5%
  • Registration: 1%
  • Scanning: Rs. 35 per page
  • Affidavit: Rs. 100
  • TDS: 1% (applicable only if the property value more than Rs. 50 Lakh)

Below are the government charges for resale property, irrespective of property value

  • Stamp Duty & Surcharge: 5.1%
  • Cess: 0.5%
  • Registration: 1%
  • Scanning: Rs. 35 per page
  • Affidavit: Rs. 100
  • TDS: 1% (applicable only if the property value more than Rs. 50 Lakh)

  • The above-mentioned percentage (%) is based on the buying price or guidance value, whichever is higher

  • Above government charges are same irrespective of male, female, single-owner or joint ownership
  • Below is the TDS rate for NRIs
    • 20.80% for property value less than Rs. 50 Lakhs
    • 22.88% for property value between Rs. 50 lakh to 1 Crore
    • 23.92% for property value more than Rs. 1 Crore
