The process of registering a Release Deed is the same for both local and overseas residents. Both the Releasor and Releasee must be physically present at the sub-registrar office in Bangalore for the registration. Alternatively, if you are unable to visit, you can execute a Power of Attorney to authorize someone to register the Release Deed on your behalf.

Step-by-Step Procedure to Register a Release Deed (Real Example)
A husband and wife jointly purchased a 2BHK flat in Bangalore from a builder, each holding a 50% share. The husband now wishes to transfer his 50% share to his wife. Below is the procedure followed to execute the Release Deed.
Documents Required for Release Deed Registration
- Registered Sale Deed (showing joint ownership)
- Current Property Tax Paid Receipt
- e-Khata
- Aadhaar Card of Releasor & Releasee (Not required for NRIs)
- PAN Card of Releasor & Releasee
- Draft Release Deed (Prepared in a Word document)
Steps to Register a Release Deed
- Apply Online via Kaveri Online Services
- Visit Kaveri Online Services.
- Submit an application for Release Deed registration.
- Applications are typically approved within 2-3 working days.
- Pay the applicable government fees and book a registration slot.

- Registered Sale Deed
- Release Deed Draft
- Current Property Tax Paid Receipt
- e-Khata
- Aadhaar and PAN of Releasor & Releasee (Aadhaar not required for NRIs)
- Aadhaar of Two Witnesses
Government Charges for Release Deed Registration in Karnataka
- Stamp Duty: Rs. 5,000
- Registration Fee: Rs. 1,000
- Scanning Fee: Rs. 35 per page
- Printing & Signing the Release Deed
- Print the final Release Deed on legal stamp paper.
- Both the Releasor and Releasee must sign on all pages.
- Two witnesses must sign the last page.
- Visit the Sub-Registrar Office (as per the booked slot)
- Carry the following documents:
- Application summary report
- Printed and signed Release Deed
- Aadhaar & PAN of Releasor & Releasee (Aadhaar not required for NRIs)
- Payment receipt for government charges
- The sub-registrar will verify the documents, take photos, thumb impressions, and authenticate via OTP.

Post-Registration: Updating Ownership Records
After registering the Release Deed, the next crucial step is updating the ownership records:
- Khata Transfer – Transfer the property records to your wife’s name.
- Property Tax Records – Update the new ownership details.
