My wife and I own a property in Bangalore and we live in UK. How can I gift my 50% share to my wife?

How to Gift Your 50% Property Share to Your Wife in Bangalore

If you own a property jointly with your wife in Bangalore but reside in the UK, you may wish to transfer your 50% share to your wife, making her the sole owner. This can be done by registering a Release Deed.

What is a Release Deed?

A Release Deed is a legal document used to transfer property rights from one owner (Releasor) to another (Releasee) with or without monetary exchange.

Release Deed Registration Procedure

The process of registering a Release Deed is the same for both local and overseas residents. Both the Releasor and Releasee must be physically present at the sub-registrar office in Bangalore for the registration. Alternatively, if you are unable to visit, you can execute a Power of Attorney to authorize someone to register the Release Deed on your behalf.

For a detailed guide on executing a Power of Attorney from the UK for use in India, refer to our separate blog: How to Execute a Power of Attorney Deed from the UK.
