WHAT IS MODT?
MODT (Memorandum of Deposit of Title Deed) is an important legal document for home loan borrowers. Essentially, it is an agreement where you voluntarily deposit the title deeds of your property with the bank in exchange for a loan. This process is mandatory for all borrowers availing of home loans, and it formalizes the bank’s right to the property in case of default.
CONTEXT OF OUR CASE:
I am taking a Rs. 50,00,000 home loan from State Bank of India (SBI) to finance the purchase of a 2BHK flat in Bangalore, located under BBMP jurisdiction. To complete the registration of MODT for this loan, certain documents are required. Here’s a step-by-step guide on how to register your MODT online via Kaveri Online Services.
DOCUMENTS REQUIRED FOR MODT REGISTRATION:
To book a registration slot on Kaveri Online Services, you’ll need the following documents from the bank:
- MODT (Memorandum of Deposit of Title Deed)
- Exemption Letter
(Note: Most nationalized banks are exempted from personal appearance for registration under Section 88 of the Registration Act). - Bank’s Authorized Signatory ID Proof
(The ID proof should bear the bank’s attestation). - (Edit: Update on 29th May 2025, ekhata is mandatory)
STEPS TO REGISTER MODT ONLINE:
We followed these steps to complete the MODT registration using Kaveri Online Services:
- Access the Kaveri Online Services Website
- Visit: https://kaveri.karnataka.gov.in/landing-page
- Log in using your username and password.
Note: You must register on Kaveri Online Services to get your login credentials. Your username will be your email ID, and the password will be sent to your registered email.

After login, the home page looks like image below
- Navigating the Homepage
- After logging in, you’ll land on the homepage. Select the “Start a New Application” option. Refer to the image below
- Choose ‘DOCUMENT REGISTRATION’
- Select this option to proceed with registering your documents. Refer to the below image
- Prerequisite Information
Read through the prerequisites for document registration and click on Continue. Refer to below image
- Selecting the Document Type:
For the Nature of Document, choose:
- NATURE OF DOCUMENT: DTD (Deposit of Title Deed)
- ARTICLE: Agreement relating to deposit of title-deeds, pawn, or pledge
- SUB-ARTICLE: 6(1-ii) – The pawn or pledge of immovable property, loan amount exceeding Rs. 10 lakh

Click on Continue
- Property Details
Since our property is residential, we select Non-Agricultural. Refer to below image
- If the property located in Gram Panchayat jurisdiction, select e-Swathu
- If the property is located in BBMP, CMC, or any other Jurisdiction in Bangalore except Gram Panchayat, select Others (Edit on 29th May 2025, select eAasthi for BBMP property)
As per our context, the property is located in the BBMP jurisdiction, so we selected Others. Refer to below image (edit on 29th May 2025, Select eAasthi)
Selected the following information of the property from the dropdown list
- DISTRICT: BBMP
- WARD NUMBER: BBMP Ward No. 192 (you can find the ward number in the property tax receipt or ekhata, refer to the arrow mark in image below)
- INDEX II: VILLAGE: Kammanahalli (enter the village name)
- Zone: BBMP
- ROAD: Raja Aristos Apartment (select apartment name)
- PROPERTY NUMBER TYPE: Flat No. (select Flat No. from dropdown)
- PRESENT PROPERTY NUMBER DETAILS: E1-X (enter your flat number)
- Total Area (in Sq. Meter): 127.74 (enter the super build-up area of the flat)

Click on Add More, refer to below image
- PROPERTY NUMBER TYPE: Survey No. (Select Survey No. from the dropdown list)
- PRESENT PROPERTY NUMBER DETAILS: 145/1 (enter the Survey number)

Click on Submit & Continue.
Based on the information provided, below is our property finding, refer to image below
Click on Save Property and Continue
- Property Schedule and Measurement
Enter the measurement, Schedul and boundaries of your property as per the description in MODT or Sale Deed
Click on Save and Continue
- Executant Information
In Executant -1, entered the details of the bank
- I am taking a loan in the State Bank of India, the bank has given me a Section 88 exemption letter, so we clicked on Exempted from Personal Appearance (Section 88 Exempted)
- In Covering Letter Number: I entered my loan account number
- Uploaded the exemption letter in PDF. In the below exemption letter, we highlighted section 88 for your reference
- Is Claimant: Yes (Select Yes)
- Individual Or Organization: Organization

Followed by the details of a bank name, address, authorized signatory name, age, gender, address, and ID proof number. Refer to filled image
Click on Save Executant-1 And Go To Next
In Executant -2, entered the details of borrower
- Is Claimant: No (Select No)
- Individual Or Organization: Individual (I am taking a loan as an individual and not as an organization, so I selected Individual. You should select individual even if you jointly borrow loan with family members). Refer to the below image
Followed by the details of borrower’s name, age, gender, ID proof, and address, refer to below filled image
Click on Save Executant-2
- Presenter Details
- In Choose Presenter, I choose my name (borrower name) from the dropdown list, which means that I will present the required documents in sub-registrar office for registration of MODT
- Click on Make Presenter

- IDENTIFIER Information
IDENTIFIER means witnesses, we should provide the details of at least two witnesses
In IDENTIFIER -1, enter the details of the first witness, the details include name, age, gender, relationship, and address.
In IDENTIFIES, select the borrower name from the dropdown list. It means that IDENTIFIER -1 is witnessing the name selected in IDENTIFIES

In IDENTIFIER -2, enter the details of the second witness, the details include name, age, gender, relationship, and address.
In IDENTIFIES, select the borrower name from the dropdown list. It means that IDENTIFIER -2 is witnessing the name selected in IDENTIFIES
Click on Save and Continue
- Consideration Amount and Government Fees
MODT Registration does not require Market Value calculation; therefore, click Continue to next step. Refer to below image
I am taking loan of Rs. 50 lakh, so entered Rs. 50,00,000 in Consideration Amount. Refer to the below image
Click on Save and Continue
My exemption letter is in one page and the MODT is two pages. The total number of pages is 3
Entered 3 in Number of pages. Refer to the below image
Click on Calculate
The government fees display. Refer to below image
As per the above government fee displayed, the cost break-up as follows
- Stamp Duty at 0.2% of loan value: 50,00,000 * 0.2% = 10,000 (Edit on 29th May 2025: the revised stamp duty is 0.5% of loan amount)
- Registration fee at 0.1% of loan value: 50,00,000 * 0.1% = 5,000
- Scanning fee Rs. 210
The total government fee is Rs. 15,210
Click on Save and Continue
- Document Upload
Below is the summary report. We should review the date before we submit for Sub-registrar office approval. Refer to the below image
At the bottom of page,
- Upload Deed Document: Upload the MODT issued by bank in PDF
- Upload Annexures: Upload the bank’s authorized signatory ID proof and borrower ID proof (merge both the ID proofs in one PDF and upload here)
- Date of Execution: Select the date mentioned in MODT
- Select Sub-Registrar Office: I want to register this MODT in the JP Nagar sub-registrar office, selected JP Nagar from the dropdown list (we can register the MODT in any sub-registrar office listed in the dropdown)
- Final Submission
Check the Declaration boxes and click on Agree and Submit. Refer to the arrow marks in image below
- Approval and Payment
After submission, the status will change to Pending at SRO. Refer to below image
My application was approved on the same day of application submission. The status changed to Make Payment. Refer to below image
Made the payment through UPI, refer to below payment challan
Save this challan before we proceed with the application page, because sub-registrar office may demand this challan to cross-verify the transaction details
Immediately after the payment, the status changed to Schedule. Click on the Schedule and book the registration slot. Refer to image below of my slot confirmation
- Visit the Sub-Registrar Office for Registration
As per the above Schedule, carry the following documents to the sub-registrar’s office
- Original copy of Exemption letter
- MODT (Memorandum of Deposit of Title Deed)
- Bank’s authorized signatory ID proof
- Printout of Application summary report from Kaveri Online Services
- Printout of payment challan
- Applicant ID Proof
The presenter (borrower) presents following documents registration counter:
- Printout of Application summary report from Kaveri Online Services
- Original copy of Exemption letter
- MODT (Memorandum of Deposit of Title Deed)
- Bank’s authorized signatory ID proof and Borrower ID proof
- Payment challan
The borrower give the thumb impression and webcam photo
The sub-registrar office scanned the MODT and handed it back to presenter. The registered MODT looks like image below

CONCLUSION:
Once the MODT is registered, the bank’s representative will collect the following title documents from you:
- Sale Deed
- Tax Receipt
- Khata
The bank will issue a cheque to the seller (in the seller’s name) for the final settlement. In our case, although the loan was for Rs. 50 lakh, the cheque was for Rs. 49.25 lakh (since Rs. 75,000 was adjusted in upcoming EMI payments).
