Purchasing or selling a property can often seem overwhelming due to the numerous formalities involved. Fortunately, the digital transformation of municipal services has simplified many of these procedures. One such significant advancement is ekhata, which streamlines the property ownership transfer in Bangalore.
If a property is sold and registered using ekhata, the ownership transfer is now more seamless and efficient.
AUTOMATIC KHATA UPDATE AFTER SALE DEED REGISTRATION
Once the Sale Deed is registered, the buyer’s name is automatically updated in the ekhata records. This eliminates the need for a separate Khata transfer application, thereby saving time and effort for both buyers and sellers. This automated process ensures that the new ownership details are reflected promptly and accurately in the BBMP (Bruhat Bengaluru Mahanagara Palike) records.
WHY THIS MATTERS
- Time-Efficient: The automatic update significantly reduces the duration of the khata transfer process.
- Hassle Free: No additional documentation or physical visits to BBMP offices are needed
- Accuracy: System-driven updates reduce the manual error during data entry
REAL-LIFE EXAMPLE: SEAMLESS TRANSFER THROUGH RELEASE DEED
Here is a recent case study that demonstrates the efficiency of the ekhata system:
Property Details: A 2BHK flat in Bangalore, jointly owned by Mr. Amit Kumar and Mr.Amrish Kumar. Both owners were listed in the Sale Deed, refer to the Sale Deed below

Both owners were listed in the eKhata, refer to the eKhata below

TRANSFER SCENARIO
Mr. Amrish Kumar decided to release his share of the property to Mr. Amit Kumar. Accordingly, a Release Deed was registered at 2.30 PM. Refer to the Registered Release Deed below

At 5.37 PM the same day, we received an SMS from BBMP confirming that the mutation had been completed. Refer to the SMS confirmation from BBMP

This indicates that the eKhata was automatically updated, listing Mr. Amit Kumar as the sole owner, without any manual intervention with BBMP.
VERIFYING THE UPDATE ON THE eAASTHI PORTAL
To confirm the updated ownership:
- Log in to the eAasthi Portal.
- Select “LATEST PRINT.” Refer to the image below

- Enter the ePID Number and click Search, refer to the image below

Pay the applicable Mutation fee, refer to the image below

The downloaded ekhata reflects only Mr.Amit Kumar as the owner. Refer to the final ekhata with updated ownership

MUTATION FEE DETAILS
Since this was a transfer between family members, Mr.Amit Kumar and Mr. Amrish Kumar are brothers. The applicable fee was as follows
- Rs. 500 (mutation fee)
- Rs. 120 (eKhata download fee)
Total Rs. 625
Note: In case the property is transferred through a Sale Deed or to non-family members, the mutation fee is approximately 2% of the Stamp Duty paid
Example Calculation:
- If Stamp Duty Paid = Rs. 2,00,000
- Mutation fee: 2% * 2,00,000 = Rs. 4,000
- Download Fee = Rs. 120
Total Rs. 4,120
CONCLUSION
The integration of platforms such as eAasthi, Kaveri Online, and Property Tax systems has significantly modernized property transactions in Bangalore. Key improvements include:
- Elimination of Manual Khata Transfer applications: The buyer’s details are automatically updated post-registration, removing the need for a separate application process.
- Zero paperwork and Bureaucratic Delays: The fully digital process eliminates paperwork, manual intervention, and repeated follow-up with authorities. Digital Process ensuring accuracy and transparency.
