The abbreviation of EC is Encumbrance Certificate. The Encumbrance certificate tracks the history of property transactions, its a important document for title verification
Follow the below procedure to download EC from Kaveri Online Services
Open the Kaveri Online Services website, here is the link https://kaveri.karnataka.gov.in/landing-page
The home page looks like below
To search and download EC on Kaveri Online Services, we must register
Click on the “Register”. Refer below image to locate registration option
Below is the registration page where you provide your name, address, mobile number and email id.
Password comes to your email, below is the image of password that I received in my email
Your email ID is your username. Log in using your username, password and OTP authentication. the login page looks like below image
Click on Start a New Application. Refer to arrow mark in below image
Click on ENCUMBERANCE CERTIFICATE -(ONLINE EC). Refer to arrow mark in below image
Read the Prerequisite for EC and click on Continue. Refer to below image
We can search the EC either by Property Number or Party Name (Seller/Purchaser/claimant). Refer to arrow marks in below image
I don’t know the property number but I know the seller name and location of property so select the option Search by Party Name (Seller/Purchaser/claimant). Refer to below image
Entered the information of property location and party name
- DISTRICT : Shivajinagar
(Under Stamp & Registration, Bengaluru Urban has five District Jurisdictions, they are Shivajinagar, Gandhinagar, Rajajinagar, Jayanagar and Basavanagudi
For Bengaluru Rural, select Bengaluru Rural. For other places select the name of your district from dropdown)
- TALUKA: Krishnarajapuram
- HOBLI/TOWN : Krishnarajapuram
- INDEX II: VILLAGE: Pattanduru Agrahara
- First Name: Satish XYZ (enter seller or buyer name)
- PERIOD OF EC SEARCH: Selected the earliest date 1/4/2003 to latest date 16/6/2023

If you looking only information copy, click on the download symbol to download the information copy. Refer to below image

If you want the signed copy of EC, scroll down your screen, click on Declarations and Proceed. Refer to arrow marks mentioned in below image
The screen directs to payment, refer to below image
We have the option to pay through net banking, debit/credit card, UPI and QR code. Below is my payment screenshot
Click on Return To Application. Refer to arrow mark in below image
On the application page, click on E-Sign, Refer to below image
In E-Sign Section, click on Send For E-Sign. Refer to below image
Enter your aadhaar number and complete the E-sign. Refer to below image
The page directs to successful submission of application. Refer to below image
Immediately after the submission, the status shows as Pending at SRO. Refer to arrow mark in below image
After 5 days, the status changed to Application e-Signed by SRO. we highlighted in below image
Click on Download Signed EC to download the EC in PDF. Refer to below image
The Signed EC looks like below image
The signed EC has QR code in all pages and sub-registrar office digital sign at last page (refer to above image)
Note:
- If your search result is not match, there could be mismatch in index entry like taluk, hobli or village name. We can check the correct index entry in column 2 of your old EC. We highlighted the index entry in below old EC for your reference
We have to follow the same index entry to get the correct result
- If you don’t have old EC, you may need to search in different possible combinations of taluk, hobli and village name.
