Checking the property ownership is a step ahead of buying a property. Let me suggest the four ways to check property ownership online in Bangalore
- Download Encumbrance Certificate (EC)
- Download Registered Deed (CC)
- Download ekhata and validate ekhata
- Download Property Tax receipt
We can download all these documents based on the name and address. We describe this answer with example for better understanding
CONTEXT:
One of my clients wants to purchase a resale property in Bangalore. He requested the property documents from the seller, but the seller demanded Rs.1 lakh as a token advance before sharing the document. My client decided to do homework before making the payment to the seller, he wanted to verify the ownership of the property
My client knows the seller’s name and property address. Based on this information, we downloaded the EC, CC, ekhata, and property tax receipt
The seller’s name is SHARADA, Property No. 34, and the village name XXXX (for privacy reasons I am not disclosing the village name)
Download Encumbrance Certificate (EC):
First, we should download the EC because EC holds significant property information such as ownership, registration number, and ekhata number.
To download the EC, log into Kaveri Online Services and select “START A NEW APPLICATION”. Refer to the arrow mark in below image
Select “ENCUMBERANCE CERTIFICATE -(ONLINE EC)”. Refer to the below image
I want the transaction details after 2004, I selected “After 01/01/2004”. Refer to the below image
Based on the village name, we can able to locate the District, taluka, and Hobli, Select the following information about the property in the dropdown list:
- DISTRICT
- TALUKA
- HOBLI/TOWN
- VILLAGE
- Property Type
- PROPERTY NUMBER TYPE

In PERIOD OF EC SEARCH, select the from Date and To date
- In “From Date”. select the earliest possible date. I selected 1st April 2004
- In “To Date”. Select the latest date. I selected the current date
Click on Search and search data displays. we found almost 81 results in site number 34 and zeroed two transactions related to the seller’s name SHARADA. The two transactions are Sale Deed in 2015 and the Confirmation Deed 2024
The below image is the EC, we found the ownership name, Registration number, and ePID number, we highlighted those in below image for your reference
- The Ownership is SHARADA
- Registration Number BGR-1–06XXX-2024–25
- ePID No. 873216XXXX
Download Registered Deed (CC):
The registration number in the above EC is BGR-1–06XXX–2024–25, this registration number consists of four pieces of information and they are:
- BGR is the short name of Begur sub-registrar office
- 1-Book Number
- 06XXX– Document number
- 2024–25– Year of Registration
Based on this information, we can download the Registered Deed online, follow the below procedure:
Log into Kaveri Online Services and Select START A NEW APPLICATION, refer to the below image
Select CERTIFIED COPY – (ONLINE CC), refer to the below image
As per our registration number, the property was registered in 2024–25, which means registered after 2004, we selected After 01/01/2004, refer to the below image
We are going to fill out the application based on the registration number BGR-1–06XXX-2024–25.
- Document Type – Select “Document Registration” from dropdown
- District – The property comes under Jayanagar District Jurisdiction, we selected “Jayanagar” from the dropdown list
- Sub Registrar Office – BGR abbreviates Begur sub-registrar office (the place where this Deed was registered), we selected Begur from dropdown list
- Book Type – Select Book –1
- Document Number – Enter 5-digit document number 06XXX
- Year Of Registration – Select 2024–25

Click on Search and the 1st page of the Deed display, refer to the below image
Click on Proceed, make the payment (the payment is around Rs. 250), and do the esign.
The signed certified copy would be ready within 5 working days. The signed copy consists of all the pages of deed hence we can able to locate the additional information of property in signed copy,
As per the EC, SHARADA registered the Sale Deed in 2015 and the Confirmation Deed in 2024. My client’s main objective is to understand the reason for executing the Confirmation Deed, so we applied for a certified copy of the Confirmation Deed and downloaded it in 3 working days.
Refer to the below Certified copy and we highlighted the ownership name SHARADA:
Download eKhata:
As per the above EC, the 10-digit ePID No. 873216XXXX. Based on this ePID number, we are going to download the ekhata
Log into the BBMP eAasthi website and enter a 10-digit ePID number, refer to the below image
Click on Search and make the Payment of Rs. 125, Refer to below image
After the payment, the ekhata downloads, refer to the below image
Refer to the Ownership name SHARADA in the below ekhata image
Validate ekhata:
We can validate ekhata on Kaveri Online Services, follow the below procedure for validation:
Log in to Kaveri Online Services and select START A NEW APPLICATION, refer to the below image
Select DOCUMENT REGISTRATION, refer to the below image
Select some random Article and Sub Article. For example, I selected the Sale and Conveyance of Immovable Property. Refer to the selection in the below image
Select the Jurisdiction, in my case, the property is in BBMP jurisdiction, so I selected e-Aasthi. Refer to the below image
Enter the following information about the property, we can locate this information in the ekhata which we downloaded above
- DISTRICT
- WARD NUMBER.
- INDEX II: VILLAGE
- ROAD
- BBMP e-Aasthi PID

Click on Search and Ownership name SHARADA display below, refer to the image
Download Property tax Receipt:
To download the property tax receipt, we need to know the 10-digit property tax application number, we can locate this number in ekhata which we downloaded above.
In the below ekhata, we highlighted the 10-digit property tax number for your reference. (we can locate this on the 2nd page of ekhata)
As per the ekhata, the tax application number is 150020XXXX. Log into the municipality website, in our case the BBMP website.
In the menu, select Downloads and Receipt Print. Refer to the below image
Enter the 10-digit tax application number and Captcha. Refer to the below image
Click Submit and the property tax receipt downloads in PDF. Refer to the download in the below image
We highlighted the ownership name SHARADA in the below property tax receipt
