How to Register a Relinquishment Deed in Karnataka via Kaveri Online Services

A Relinquishment Deed is a legal document used to formally transfer a share in immovable property from one person to another, typically within family members. It is most commonly executed when a co-owner or legal heir wishes to give up their claim in favor of another co-owner or heir.

This deed can be executed with or without consideration (payment) and must be signed by:

  • The Releasor (person relinquishing their share),
  • The Releasee (person receiving the share), and
  • Two witnesses.

Important Note: A Relinquishment Deed is mandatory to be registered at the jurisdictional Sub-Registrar Office.

DOCUMENTS REQUIRED FOR REGISTRATION:

  • Title deed (how the Releasor acquired the property)
  • Property Tax Receipt
  • eKhata
  • Aadhaar or PAN (of both Releasor and Releasee)

REAL-LIFE EXAMPLE:

Context: A father and daughter jointly own a 3BHK flat in a multi-storey apartment in Bangalore (under BBMP limits). The father wishes to relinquish his share to his daughter out of love and affection, without any monetary consideration.


  1. Visit the Official Portal

Access the Kaveri Online Services portal:

The home page looks like the image below


  1. Register & Log In

Click on Register and provide Name, Gender, Email ID, and Mobile Number.
Log in using your credentials. (We highlighted Register and Login option below)

Below is the home page after login


  1. Start a New Application

Click on “Start a New Application, refer to image below

Click on DOCUMENT REGISTRATION. Refer to the image below

Click Continue in the Prerequisite for Document Registration. Refer to the below image


  1. Choose the Nature of the Document

In Select Article and Sub Article, select the following options from the dropdown list

  • NATURE OF DOCUMENT: Release deed
  • ARTICLE: Release
  • SUB ARTICLE: 45(b)(ii) -Release deed(WITHIN FAMILY DEFINITION) Immovable property situated in any of the combination limits such as BMRDA,BBMP, CMC, TMC, Town Panchayat and Grama Panchayat

Click on Continue. Refer to below image

Click on NON-AGRICULTURAL, Refer to the below image

Select your ekhata option (if the property is located in BBMP and CMC, select eAasthi, Gram Panchayat Jurisdiction is e-Swathu, and for BDA select ULMS).


  1. Property Details

Select the following options in dropdown list:

  • DISTRICT: Select BBMP from dropdown list
  • WARD NUMBER: Select your BBMP ward number. You can find your ward number in your property tax receipt
  • INDEX II: VILLAGE: Select village name in dropdown list
  • Zone: Property locate in BBMP jurisdiction, selected BBMP from dropdown
  • ROAD: My property locate in multi-storey apartment, selected my apartment name in dropdown list
  • PROPERTY NUMBER TYPE: Select Flat No in dropdown list
  • PRESENT PROPERTY NUMBER DETAILS: Enter Flat No.
  • Total Area (in Sq. Meter) : Enter super build-up area of flat

Click on Add More. Refer to below image

  • PROPERTY NUMBER TYPE: Select Survey No from dropdown
  • PRESENT PROPERTY NUMBER DETAILS : Enter the Survey No of the property

Click on Submit & Continue. Refer to below image

Based on the property input provided in above image, below is the outcome of the property (below is my property search). Refer to below image

Click on Save Property & Continue


  1. Property Schedule

In Property Schedule, enter the following information about the property

  • Measurement of East To West and North To South (This is the mandatory section, I don’t have exact measurement, so I entered dot here to skip this part)
  • Part Area Measurement (enter super build-up area)
  • Boundaries of East, West, North, South (refer your releasor’s deed or relinquishment deed draft for this info)
  • Description of Property (refer your releasor’s deed or relinquishment deed draft for this info)

  1. Executants (Parties to the Deed)

As per our context, father is releasing his share in the property to his daughter. One releasor and one releasee, hence the total number of executants is two. We selected 2 in the Number of Executants, refer to image below

In Executant -1, enter the details of Releasor

  • Is Claimant: Select No
  • Individual or Organization: Select Individual
  • Followed by the details of name, mobile number, Relationship, Relative’s name, age, Gender, ID proof number, and Address. Refer to the filled image

Click on Save Executant-1 And Go To Next

In Executant -2, enter the details of the Releasee

  • Is Claimant: Select Yes
  • Individual or Organization: Select Individual
  • Followed by the details of name, mobile number, Relationship, Relative’s name, age, Gender, ID proof number, and Address. Refer to the below image

Click on Save Executant -2 and Click on Move to PRESENTER. Refer to below image


  1. Presenter Selection

In Choose Presenter, select the presenter from dropdown list. (Presenter means the person who presents the documents in the sub-registrar office for registration)

I selected father’s name in the dropdown list as the presenter and clicked on Make Presenter. Refer to the below image


  1. Witnesses (Identifiers)

IDENTIFIER means witness, we need to provide at least two witnesses

In IDENTIFIER -1, enter the details of 1st witness. The details include Name, Age, Gender, Relationship, Relative’s Name, and address.

In IDENTIFIES, select the name of the person that whom the identifier-1 is witnessing. I selected father’s name in the dropdown list.

Click on Save IDENTIFIER -1 And Go To Next

In IDENTIFIER -2, enter the details of 2nd witness. The details include Name, Age, Gender, Relationship, Relative’s Name and address.

In IDENTIFIES, select name of the person that whom the identifier-2 is witnessing. I selected daughter’s name in dropdown list.

Click on Save and Continue


  1. Allocate Schedule

In Allocate this schedule to: select the Releasee name in dropdown list. (I selected daughter’s name in dropdown list). Refer to below image

Click on Save and Continue


  1. Valuation

Relinquishment deed within family members and without consideration doesn’t require market value calculation. Refer to below image

Click on Continue


  1. Fee Calculation

Click on Save and Continue


My Relinquishment Deed draft consist of 7 pages. Entered 7 in “Number of Pages”. Refer to below image

Below is the Calculation of Government fee (Stamp Duty, Registration fee and Scanning fee)

Click on Save and Continue


  1. Final Review & Uploads

Below is the summary of the application. Cross-verify the details before we submit the application. It’s a scroll of 3–4 pages, we shared just 1st page below

At the bottom of the page:

  • In, Upload Deed Document: Upload the Relinquishment Deed draft in PDF
  • In, Upload Annexures: Merge the ID proofs of Releasor & Releasee, tax receipt and khata in one PDF and upload
  • In Date Of Execution : Select the current date
  • In Select Sub-Registrar Office: Select name of the sub-registrar office from dropdown list. We have options of around 10–11 sub-registrar office, we can choose the one closest to your home or convenience to travel.
  • In Declaration: Click the Declaration boxes

Click on Agree and Submit


  1. Post Submission

In 2 days, our application was verified and received the status of Make Payment. Refer to below image

Made the payment through UPI. The government fee is Rs. 4,315. Booked the registration slot. Refer to below slot confirmation


  1. Day of Registration

On the day of registration, the Releasor, the Releasee, and two witnesses were present in sub-registrar’s office

The presenter submitted the following documents in the registration counter

  • Printout of application summary report
  • Relinquishment Deed (to be registered)

Releasor, Releasee and Two witnesses signed the Relinquishment Deed

Releasor and Releasee gave the thumb impression and webcam photo.

Sub-registrar office scanned the Relinquishment deed for digital record and handed back to the presenter
