eKhata is mandatory to sell a flat
The consequence is to buyer and not to the seller. Double the khata transfer fee applies to buyer when buyer applies for khata transfer in future.
For example
- Builder sold the property to you
- You haven’t applied for Khata transfer and sold the property to buyer
- Now when the buyer applies for Khata transfer. Double the khata transfer charge applicable to buyer
- Approx charge is 2% of seller’s sale deed’s stamp duty + 2% of buyer’s sale deed stamp duty. it means buyer covers double the khata fee.
However, if you have time more than a month to execute a sale deed, we suggest you parallelly obtain khata transfer in your name and proceed with registration
