Can I sell my plot if it is registered in my name but the Khata is not transferred to my name from the builder

No

eKhata is mandatory to sell a flat

The consequence is to buyer and not to the seller. Double the khata transfer fee applies to buyer when buyer applies for khata transfer in future.

For example

  • Builder sold the property to you
  • You haven’t applied for Khata transfer and sold the property to buyer
  • Now when the buyer applies for Khata transfer. Double the khata transfer charge applicable to buyer
  • Approx charge is 2% of seller’s sale deed’s stamp duty + 2% of buyer’s sale deed stamp duty. it means buyer covers double the khata fee.

However, if you have time more than a month to execute a sale deed, we suggest you parallelly obtain khata transfer in your name and proceed with registration

We provide end-to-end assistance to obtain khata transfer. To opt for our service, please write to us pgnproperties@gmail.com or  Whatsapp to +91-97424 79020.
